Sure they do from an overly simplistic viewpoint. I'm also quite certain the excess land they do have between the Foxwell Coomera development and Foxwell Rd is a Greenbelt.

TBF the big square area north of the Coroboree could be suitable, but only if they're willing to start on a complete greenfield site. I'm not sure they'd want to splash that much cash.
